It must be remembered that the agreed Local Plan set out the parameters for the development of this 14.73ha site inclusive of the former Mayer Perry site. Namely:
6.7ha housing
6.8ha employment
0.5ha community facilities
0.7ha existing lakes.
Capacity of the site 270 dwellings at a density of 40 dwellings per hectare.
Planning applications for Phase One and Two were allowed for a total of 280 dwellings, despite local opposition 40% of which were flats.
In 2007 Messrs Wimpey proposed a further 125 dwellings of which 43% were flats as part Phase 3 of the development, with more of the same proposed in respect of Phase 4 with some mixed community use and some light industry. This was of course outside the agreed local plan. The application was refused.
In 2008 Messrs Wimpey in an exhibition proposed a further 90 dwellings as part of Phase 3 of the development, Phase 4 with a mixture of housing and employment, with employment limited to 1.2ha of the site, which Messrs Wimpey stated was a more balanced approach to the development.

Now in 2009 we are advised Messrs Wimpey has submitted a planning application 09/01516 Full in respect of Phase 3 of the development for
ERECTION OF 114 DWELLINGS WITH NEW ACCESS ROAD, PARKING PROVISIONS, PEDESTRIAN LINKAGES, LANDSCAPING AND ANCILLARY OPEN SPACE
and an planning application 09/01522/OUT for Phase 4 for
MIXED USE DEVELOPMENT INCLUDING THE ERECTION OF 305 DWELLINGS, 1.293 HA OF EMPLOYMENT LAND, ERECTION OF D1 USE BUILDING, PUBLIC OPEN SPACE, MULTI-USE GAMES AREA, VEHICULAR ACCESS, PEDESTRIAN LINKAGES, ASSOCIATED PARKING AND LANDSCAPING
